General Purpose of Job/Summary:

The Operations Manager is responsible for the overall direction, supervision, performance, and control of all administrative, operation, maintenance, repair, and related building maintenance services. The Operations Manager is responsible for complying with the operational policies and procedures established by Vornado/Charles E. Smith and Vornado Realty Trust.

Essential Duties and Responsibilities:

  • To be responsible for all day to day operations and maintenance performance, supervision, and control of building maintenance services to ensure that all services are performed in an effective and efficient manner.
  • To counsel with Management Services and Corporate and Engineering Management on matters relating to the services performed with a view toward obtaining effective coordination of all operations.
  • To implement Company policies and procedures relating to the overall direction, supervision, performance, and control of all administrative, operation, maintenance, repair, and related building maintenance services.
  • To be responsible for the collection, analysis, and dissemination of contractor operations and maintenance cost data.
  • To issue reports and summaries, as required.
  • To develop and implement long-range plans such as equipment replacement and overhaul.
  • To be responsible for the training of Company’s on site personnel in the performance of their prescribed duties.
  • To assure that the work responsibilities are allocated properly among subordinates through the development and implementation of the operating schedules, work methods and procedures designed to obtain low cost and efficient operations.
  • To establish and maintain a preventive maintenance program, work methods, procedures, scheduling, and to coordinate such programs for effective and low cost operations.
  • To establish, implement, and maintain an energy conservation program for the HVAC systems operated and maintained by the contractor.
  • To be responsible for the establishment of performance standards for each phase of work.
  • To be responsible for the adherence to standard practices and quality specifications for all work performed.
  • To constantly review and make recommendations to reduce energy consumption or otherwise make the system more efficient or its operation more economical.
  • To establish a program for the acquisition, storage, and accountability of all operating materials, tools, and equipment.
  • To acquire the services of outside contractors, evaluate bids, make recommendations to Management Services and Engineering management, and supervise subcontract work to its completion.
  • To make regular inspections of all related area and operations, report findings, and to institute corrective actions.
  • To meet periodically with subordinates to review all areas of responsibility and to take corrective measures as necessary.
  • To perform any additional duties on an as required basis.
  • To develop and oversee an effective work safety program.
  • Other duties as required that are related to the engineering management of these properties.

Supervisory Responsibilities/Experience:

This role may potentially supervise an Assistant Operations Manager, Lead Engineers, and other personnel assigned by the Assistant Director of Engineering.

Education/Experience:

A high school diploma or General Equivalency Diploma (GED) is desired.

A minimum of five years of maintenance experience and an additional two years experience in mechanical operations maintaining and operating boilers and chillers (large commercial facility preferred).

Certificates, Licenses, Registrations:

Employees in this role must possess a current license as a Stationary Engineer, Third Grade from the District of Columbia Department of Licensing and Regulations, or licensing acceptable to the Company.

Other Skills/Requirements:

  • Ability to write, comprehend, and execute written and oral instructions and perform basic arithmetic calculations.
  • Ability to operate building automation systems.
  • Possess adequate sight, hearing and speaking capabilities to maintain a safe working condition and be able to distinguish wire colors and component color codes.
  • Ability to lift 50 pounds.
  • Must be physically able to climb ladders.

While performing the duties of this job, the employee is subject to extremes of temperature while working in mechanical rooms, on cooling towers our outdoors. The employee is occasionally exposed to wet or humid condition, work near moving mechanical parts, work in high, precarious place, fumes or airborne particles, toxic or caustic chemicals, and outdoor weather conditions. The noise level in the work environment is usually moderate.
