General Purpose of Job/Summary:
The Engineer is responsible for the day to day operation and maintenance of boilers, chillers, energy management systems, and all associated equipment. The Engineer will receive general supervision from the Engineering Operations Manager or other designated authority. Work involves the lifting of heavy mechanical equipment and apparatus and may be performed in areas of extreme heat and cold.
Essential Duties and Responsibilities:
- Operate and maintain electrical, mechanical and sanitary systems such as chilled water piping, air conditioning, air filters, and refrigeration equipment.
- Perform preventive maintenance as required in these specifications and using Workspeed.
- Perform daily visual safety inspections of the boilers, high pressure vessels, and all related equipment and log pertinent data including discrepancies, which will be reported to a Supervisor immediately for follow up.
- Complete daily engineers log of all relevant equipment incidents and status changes.
- Make adjustments, as required, and perform preventive maintenance in accordance with prescribed schedules.
- Respond to alarms and assist Management personnel to resolve incidents.
- Place orders for compressors, pumps, motors, and miscellaneous parts for the operation of the plant and all mechanical systems when the employee is not tending to boilers and BAS systems.
- Operate building automation systems. Be cognizant of alarms and respond efficiently and effectively to maintain a safe working environment.
- Observe water levels, pressures, and temperatures and adjust equipment to ensure safe and efficient operation of equipment.
- Adjust heating, ventilation, and air conditioning master, submaster and controls to control the temperatures and circulation of air throughout the system.
- Distinguish problems and anomalies from normal operating parameters, and record and report all faults, deficiencies, and other unusual occurrences to the Operations Manager.
- Maintain records of fuel consumption, maintenance services, repairs, and supplies.
- Ability to make minor repairs of mechanical nature.
- Attend and contribute to weekly tool box meetings.
- Assist in emergency situations e.g., flooding, snow removal as required.
- Provide training for subordinates and mentor accordingly.
- Comply with and enforce Company’s policy and procedures manual and safety guidelines.
Supervisory Responsibilities/Experience:
Personnel assigned by the Operations Manager.
Education/Experience:
- A high school diploma or General Equivalency Diploma (GED) is desired.
- A minimum of three years of maintenance experience and an additional two years experience in mechanical operations maintaining and operating boilers and chillers (large commercial facility preferred).
Certificates, Licenses, Registrations:
Employees in this classification must possess a current license as a Stationary Engineer, Third Grade from the District of Columbia Department of Licensing and Regulations, or licensing acceptable to the Company.
Other Skills/Requirements:
- Ability to write, comprehend, and execute written and oral instructions and perform basic arithmetic calculations.
- Ability to operate building automation systems.
- Possess adequate sight, hearing and speaking capabilities to maintain a safe working condition and be able to distinguish wire colors and component color codes.
- Ability to lift 50 pounds.
- Must be physically able to climb ladders.

While performing the duties of this job, the employee is subject to extremes of temperature while working in mechanical rooms, on cooling towers our outdoors. The employee is occasionally exposed to wet or humid condition, work near moving mechanical parts, work in high, precarious place, fumes or airborne particles, toxic or caustic chemicals, and outdoor weather conditions. The noise level in the work environment is usually moderate.
