General Purpose of Job/Summary:

The Tenant Service Center Operating Engineer is responsible for the safe and efficient operation of heating, ventilation and air conditioning systems and equipment; the monitoring and assessment of Company energy consumption; and the facilitation of communication and information sharing between tenants, property staff and vendors in contact with the Center. The Operating Engineer TSC will receive general supervision from the Lead Engineer TSC or other designated authority. The shift for this position is from 6:00 am – 2:00 pm 5 days per week including 1 weekend day.

Essential Duties and Responsibilities:

  • Operates and monitors automation systems, logs, systems' measures, and alarms to identify and resolve problems and anomalies outside of normal operating parameters; adjusts systems as appropriate; and records and reports all faults, deficiencies, and other unusual occurrences to the supervisor.
  • Adjusts HVAC systems' controls to manage temperature and air circulation throughout the system to provide tenant comfort and meet lease requirements.
  • Programs automation systems and calibrates system components to maintain tenant comfort, safety and optimum energy efficiency.
  • Maintains paper or electronic logs and other documentation related to building/equipment operations, status, and incidents; and immediately reports to the supervisor any conditions affecting the safe and efficient operation of assigned properties.
  • Attends and contributes to Toolbox Meetings and assists with the training and mentoring of colleagues and new employees.
  • Complies with and enforces all policies, procedures, standards and safety guidelines in the Collective Bargaining Agreement, Vornado Employee Manual and Operations Manual.
  • Performs other duties and completes special projects as assigned; and carries out all tasks assigned by managers and supervisors in an efficient and timely manner.
  • This position requires a regular, scheduled work shift set by the supervisor.

  • As essential building personnel the responsibilities of this position occasionally require overtime, weekend and holiday work on a scheduled, short-notice or emergency basis.

Education/Experience:

  • High School Diploma or General Equivalency Diploma (GED) is required.
  • Possess and maintain a current license as a Class Three Steam Boiler Engineer (at minimum) from the District of Columbia Department of Consumer and Regulatory Affairs Occupational and Professional Licensing Administration, or equivalent licensing acceptable to the Company.
  • Specific licensure in another building-related trade is desired, but not required.
  • Certification as a CFC Universal Technician from an EPA-approved program is required.
  • Building Owners & Management Institute International's (BOMI) Systems Maintenance Technician (SMT) designation is preferred, but not required.

Technical Experience:

  • General Facility Operations/Maintenance/Repair Experience: four or more years of experience within the disciplines of stationary engineering, HVAC, plumbing, electrical, fire protection, other mechanical systems and/or general building/facilities maintenance .
  • Specialized Experience: two or more years in mechanical operations maintaining boilers and chillers (large commercial facilities preferred).
  • Experience processing service requests and/or preventive maintenance requests with a computerized maintenance management system is preferred.
  • Ability to operate building automation systems.
  • Ability to read construction documents, blue prints, pneumatic mechanical and/or electric control drawings.
  • General knowledge of safe work practices & OSHA regulations, OSHA 10 training is preferred.
  • Intermediate proficiency with Microsoft Windows and Office software (Word, Excel and Outlook) to prepare reports and other operations documentation; general capability with the operation of a PC and mobile communication devices, including Internet browsers.
