Our Tenant Service Center (TSC) features one of the largest and most advanced remote monitoring and control centers in the country. In the TSC, thousands of sensors in over 80 buildings are closely monitored around the clock by licensed engineers to track fluctuations in temperature, humidity, electricity, and ventilation before they impact your comfort.

This technology not only controls systems, it controls costs-saving about 8-15% in utilities, over typical buildings. The Vornado/Charles E. Smith Tenant Service Center is also your around-the-clock connection to property service. Staffed by licensed operating engineers we are ready to respond to your calls and requests. Vornado/Charles E. Smith utilizes Workspeed, a state of the art web-based Service Request initiation and tracking system, which allows property managers, building engineers, tenants and vendors to communicate in real-time. Workspeed eliminates paper-based work-orders, and allows tenants to easily initiate and track their requests for service and maintenance.

The Workspeed Service Request System harnesses the power of the internet and wireless technology to deliver outstanding building services. Service requests for maintenance, janitorial services, after-hours HVAC, plumbing, etc. are managed through a built-in workflow which delivers the service request directly to the correct service personnel, resulting in a more efficient building staff.

Workspeed also features an Email Notification System for informational tenant announcements about activities in and about the building.

The Electronic Tenant Handbook (ETH)

The Electronic Tenant Handbook® offers an informative and interactive tool for building owners, tenants and property managers. The ETH combines the traditional delivery of important building information with tenant/management communication tools in a web-base format. The ETH is a "property portal" offering a single point of access for all property information and web-based services, including a link to Workspeed from each homepage.

The Electronic Tenant Handbook is eco-friendly (Green), eliminating the need for printing and binding. Each ETH is customized on a property-by-property basis - neighborhood information, security information, emergency procedures, amenities, building rules/regulations, recycling information etc.

Vornado/Charles E. Smith has created an Emergency Response Guide to assist our building staff in providing coordinated, effective response to a wide range of potential incidents which may occur in our buildings and community. This unique guide highlights critical steps before, during and after an emergency. Every incident is different, and the VNO/CES' Emergency Response Guide was prepared to provide meaningful information for the building staff to respond accordingly as the situation changes.

A companion Tenant Emergencies Procedures guide has also been created and is provided to all occupants in Vornado/Charles E. Smith buildings. This document provides a quick reference guide and offers information to help building staff and occupants work together when emergencies occur.

An online Fire Warden Training module for tenants is an important emergency planning tool offered through the Electronic Tenant Handbook. This interactive life-safety video training and testing system provides training for fire wardens and documents preparedness and understanding of emergency response procedures.

Knowing the importance of evacuating the buildings expeditiously, each Vornado/Charles E. Smith building has posted Emergency Evacuation Floor plans at the entrance to all stairwells. The diagrams for each floor show the location of egress routes and other safety features unique to that floor.
